Construction
Documents begin upon the client’s approval of the
design development drawings. This is the process where
by the legal, signed
and sealed, construction documents are generated for use
by the client in bidding, permitting and any other necessary
legal approval. Upon receipt of these documents the owner
is ready to build.
Typically, the next step in the process is bidding. Architechniques,
Ltd. will assist the client in obtaining competitive bids
in any number of manners. Architechniques, Ltd. can advertise
the project, distribute bidding documents, organize and
facilitate a pre-bid meeting, and facilitate the bid. Architechniques,
Ltd. also provide for bid documents to be advertised on
their in-house website to assist in the bidding process.
Upon receipt of valid bids, Architechniques,
Ltd. will assist the client in reviewing bids and selecting

a
contractor. Architechniques, Ltd. will provide the
owner
with AIA contracting documents for use in awarding a
construction contract.
During the construction
process, Architechniques, Ltd. with provide administrative
services and construction observation services. The
administrative services include organizing and facilitating
monthly payment/progress meeting, reviewing contractor
provided submittals, reviewing contractor pay requests
and lien waivers and generally dealing
with administrative needs for the project. Construction
observation services include regular visits to the
construction site, reporting on the progress of the
construction project, and special visits to the construction
site to assist the contractor.
When the project is substantially complete,
